How is asset management different from property management?
  • Property management handles day-to-day operations: leasing, maintenance, rent collection, and resident relations. Property managers execute the tactical work of running the property.
  • Asset management provides strategic oversight and financial management. Asset managers develop business plans, approve budgets, oversee property managers, manage capital projects, and report to investors. We ensure the property management team executes your strategy effectively.

Think of it this way: property managers run the property. Asset managers run the business.

What size portfolios do you typically manage?

We work with real estate investors managing portfolios from single assets to extensive multi-state portfolios. Our typical client has:

  • Individual assets: $10M+ value
  • Portfolio clients: $50M+ in total multifamily assets
  • Minimum engagement: we are selective about engagements to ensure we can deliver exceptional service. Contact us to discuss your specific situation.
How are your fees structured?

CRES charges a fixed monthly consulting fee per property, not a percentage of NOI. Fees scale with the number of properties under contract and with the asset type, market rate or mixed-income and affordable. Engagements run an initial 12-month term per property.

Onboarding

  • One-time due diligence and onboarding fee. $5,000 for market-rate assets and $7,500 for mixed-income and affordable assets. This covers initial travel, database and reporting setup, HelloData AI setup, and general onboarding.

Monthly fee per property

  • Four or fewer properties under contract. $3,500 to $7,500 per property per month for market rate, and $4,500 to $7,500 per property per month for mixed-income and affordable.
  • More than four properties under contract. $3,000 to $6,000 per property per month for market rate, and $4,000 to $6,000 per property per month for mixed-income and affordable.

Additional terms

  • Pre-approved travel and related expenses are reimbursed at cost.
  • Select ad hoc services are billable as needed. Site visits beyond the four included each year are $500 per property per visit, plus expenses.
  • Fees are billed monthly. The onboarding fee and first full month are due in advance before work begins. The fee structure is negotiable on renewal of the initial term.
Do you provide property management services, or only asset management?

We specialize exclusively in asset management for real estate investors. We do not provide property management services. We oversee property management companies to ensure they deliver optimal performance.

This specialization allows us to:

  • Maintain objectivity in property manager evaluation
  • Focus entirely on strategic oversight rather than tactical operations
  • Serve as your advocate in property management relationships

What happens if our property isn’t meeting projections?

  • Immediately notify you with detailed analysis of contributing factors
  • Develop corrective action plans with specific initiatives and timelines
